The short answer
Lake Maggiore is not replacing Lake Como. It is repricing. Asking prices in Verbania rose around 10.3% in the year to August 2026, and in the Pallanza Lago micro-area by more than 21%, while the wider Italian lakes market moved in low single digits. That is a meaningful divergence within a single lake, not a broad regional boom.
For a buyer, the practical consequence is narrow and specific: the discount to Como is still large, but it is closing fastest in exactly the locations most international buyers want — the lakefront pockets of Verbania.
What the numbers actually show
Two portals dominate Italian asking-price data, and they do not measure the same thing. Idealista publishes a town-level average of listed prices per square metre. Immobiliare.it publishes neighbourhood-level indices with a different sample and weighting. We report them separately and never blend them.
On Idealista, Verbania's average residential asking price was €2,703/m² in August 2026, an increase of about 10.3% on August 2025. On Immobiliare.it, the Pallanza Lago micro-area was up 21.2% over the same twelve months. The gap between the town figure and the micro-area figure is the story: the lakefront is moving, the wider town is following.
None of these are transaction prices. Italian recorded sale prices are published with a substantial lag by the Agenzia delle Entrate, and typically settle below asking. Treat every figure here as a measure of seller expectation and market sentiment.

The price gap with Como and Garda
At roughly €2,700/m², Verbania sits well below Lake Como and Lake Garda averages. That difference is not only a discount — it reflects a smaller international brand, a shorter tourist season historically, and less pressure from short-let investors.
What has changed is accessibility of information and of travel. Malpensa is under an hour away. Remote and hybrid work has extended the usable season. And buyers priced out of Como are now actively comparing shores rather than assuming one lake.

Who is buying, and why
The dominant international buyer groups on the Piedmont shore are German, Swiss, Dutch, British and — increasingly — American. Motivations split roughly between second homes, relocation and lifestyle purchases, with pure investment a minority.
Budgets concentrate between €500,000 and €2 million. Below €500,000 the realistic options are apartments and hillside houses; above €2 million the market becomes very thin and largely off-portal.

Tourism and year-round demand
Verbania recorded 961,800 tourist overnight stays in 2025. Volume alone does not make a property market, but it matters here for a specific reason: it supports year-round services — restaurants, transport, healthcare access, shops — that make a lake town liveable outside August.
This is the structural difference between Verbania and the more seasonal towns on the lake, and it is the main reason relocation buyers concentrate there.

Where this analysis could be wrong
Asking prices can rise while transactions stall. A 21% move in a small micro-area with limited stock can be driven by a handful of ambitious listings rather than by completed sales. Renovation costs in Italy have risen sharply, and incentive schemes have tightened.

They are not completed transaction prices, which are recorded separately and published with a lag by the Agenzia delle Entrate. Idealista and Immobiliare.it use different samples and weightings, so their figures are reported separately and never averaged together. Charts are produced by Lake Maggiore Property from the sourced figures below. Figures are reviewed quarterly and revisions are published rather than silently applied.
