Sources & methodology
Every statistic we publish carries four things: geography, period, metric and source. If any of those are missing, the figure does not go on the site.
Portal figures are asking prices. They describe what sellers are asking, not what buyers paid. Completed transaction prices in Italy are recorded and published separately, with a lag, by the Agenzia delle Entrate.
Idealista and Immobiliare.it use different samples, geographies and weightings. We report them separately and never average or blend them into a single number.
Charts are produced by Lake Maggiore Property from the sourced figures below. We do not reproduce third-party charts. Figures are reviewed quarterly, and corrections are published with a dated note rather than applied silently.
